Very interesting article in the China daily talking about the resale market for Ming and Qing dynasty Chinese traditional homes which are disassembled, transported, repaired and then resold to restaurants, clubs or wealthy collectors. Now this is an interesting topic which I could easily get lost in as it just touches on so many interesting elements from Hui Zhou architecture to Chinese antique restorations to wooden architectural carvings.

The article is basically a slimmed down version of another Chinese language article floating around the net. Its not a bad article, though it leaves out some of the more interesting details like such as how the industry works.

For example, the middlemen buyers tend to be divided up amongst two categories: those with ample capital and those who as essentially un-financed. Essentially those who are “un-financed” will buy the house and resell it right away to recoup their investment at a 20 to 30% profit margin. “Financed sellers” are those who have enough spare capital to buy the house, undertake all the repair and restoration work and then resell it in restored form at a 40 to 50 % profit.

The other interesting aspect left out is detail on how much time and effort goes into the whole process. One home took ten workers several weeks just to disassemble and haul away it away piece by piece in a dozen different large trucks. Quite a task considering each individual piece from support beams to wood carvings to stone had to be meticulously tagged and documented in order to be reassembled off-site. Before restoration can even start, a methodical checking of each piece had to be made to determine which wood must be replaced, which carvings repaired etc. Then there is the restoration and reassembly itself – a complex process involving carpentry, masonry, painters and wood carvers.

An old chinese courtyard home being reassembled and restored

What’s interesting is the trade has moved online as well, with websites listing both complete homes (in restored and un-restored form) as well as individual salvaged components like ornate wooden architectural carvings, brick carvings, stone and even reclaimed wood.

The China daily version is below – still a fascinating read. For the brave, here is also the more complete Chinese language version of the article.

Show homes
By Xu Junqian (China Daily)

Old houses in the Yangtze River Delta’s countryside are being dismantled and reassembled for display in the gardens of the nation’s new rich. Xu Junqian reports.

At a hidden warehouse, on a vast expanse of open moorland in Dongyang, Zhejiang province (在(浙江)东阳市歌山镇西宅村), a group of middle-aged carpenters are busy working on a pile of pillars and corbels, beams and windows. Spread over the 10,000-square-meter clandestine locale that has no name or address – marked only by a muddy path – they have been carefully dismantled from century-old houses scattered throughout the Yangtze River Delta countryside.

Once reassembled, they will move into the gardens of the country’s nouveau riche.Tired of filling their working and living rooms with antique vases, ink paintings, calligraphy and 19th-century hardwood furniture, the emerging upper class is looking for something new to show off their wealth and cultural sensitivities.

And buying these quaint houses that date back to as early as the Ming (1368-1644) or Qing (1644-1911) dynasties, is becoming a popular choice.

The trend has been growing in the recent years, Zhang Zhu’an (张祝安), co-owner of the nameless warehouse site, says. “More people, including the not-so-affluent, are seeing them as an investment.”

These ancient houses can range from 300 to 400 square meters, with some even reaching 1,000 square meters. While they rival the size of the buyers’ homes, these collectors’ items are mostly for display.

Zhang, a 61-year-old Dongyang native, and his partner, the main investor of the warehouse, started the business three years ago. Although the carpenter-turned-businessman sidesteps questions about how lucrative the business is, he acknowledges it has been “acceptable” from the beginning. Now, they sell one house every two or three months.

The older the house, the pricier it gets, Zhang says. “But the style of the house, its condition or the status of its former owner – say he is a famous political figure – can also add to the value.”

With a team of about 10 carpenters, who double as porters, Zhang’s warehouse is the biggest of its kind in Zhejiang and possibly in the country.

Over the past few years, more than 10 houses have been relocated from remote villages to be reassembled and refurbished in the warehouse and then dispatched to the properties of affluent buyers in Hangzhou, Shanghai and even as far away as Beijing.

After restoration, this Qing Dynasty courtyard will sell for more then ten million RMB

Currently, there are nine houses here, some of which are ready to be “taken away”. Most are typical southern Chinese residences, featuring upturned eaves, elaborate woodcarvings and thick and straight pillars.

“This one is not that ancient. It dates from the end of the Qing Dynasty,” says a 49-year-old carpenter, surnamed Pan, referring to a door from a typical Anhui-style house, currently the most popular variety on the market, that he has been working on for five weeks.

“I heard the whole house was bought for several hundred thousands yuan. But this door alone can be sold for more than 10 million yuan ($1.55 million) after I’m done with polishing it,” Pan says.

There are about five or six similar warehouses in Dongyang, a city best known for its ancient craft of woodcarving, Zhang says. Just a few meters from his site is a similar, but much smaller, warehouse with four dismantled houses.

“People may think it is easy to start a business like this because of a huge supply of carpenters here,” Zhang says. “But good houses are becoming increasingly hard to find, as they have either been taken apart by collectors or demolished by their owners to make way for new modern buildings.”

Zhang says that while his special “hunting crew” travels the country looking for houses, he also networks with furniture recyclers and secondhand storeowners in the area.”If they come to know of someone who wants to sell his house, they will immediately call me,” Zhang says, adding that he only goes for structures that are at least 70 percent intact.

“For the province’s growing number of rich people, such houses represent the ultimate collectors’ item,” says Yu Feng, vice-chairman of Collection Association Club of Yiwu, the city neighboring Dongyang.

“After all, the vases, paintings and precious chairs need a place where they can be put. And what better choice than a heritage house,” Yu says.

The club, founded in 2005, has about 300 members in Yiwu. As the world’s largest small commodity center, it attracts hordes of the parvenus.

Every year, they host exhibitions to showcase their art collections. An antiques market that can accommodate 500 stalls also opened earlier this year.

“I can’t say how many people are doing this (collecting houses), as we don’t have such figures in the club,” says Yu, whose own collection includes five houses.

They occupy a 2,000-square-meter space that the logistics tycoon has specially rented.According to some industry insiders, a Yiwu businessman has 100 such homes from all over the country in his collection.”If you start early enough, you can get a house for no more than 50,000 yuan,” Yu says. But with more people entering the market, the average price has easily doubled.

By Xu Junqian (China Daily)

The profit for middlemen like Zhang has dropped from 50 to about 30 percent of the price. For Yu and others like him, the biggest headache remains finding a place for their house collections. “After all, it’s not that easy to buy land. And once you move a house, it’s not likely you can do so again,” Yu says.

But even as some worry about where to put their gigantic collections, others have found ways to make money out of them.
Zhu Youfu, a retired local official in Yiwu’s Fotang village has turned his collection – worth millions of yuan – into a tourist attraction in his hometown.

With a nearly 1,000-square-meter house built at the beginning of the 1800s and several other smaller ones, the site has become a recreational complex that also offers dining, accommodation and sightseeing.
Yang Handong, meanwhile, is more generous with sharing his collection.Yang is the owner of Hujiang Group, the country’s biggest thread producer, which is also based in Yiwu.

Apart from an underground museum that is home to 300 old vases and paintings located below the teahouse he runs, the antiques aficionado has also built a park behind his factory for his seven heritage houses. Admission is free to the public.

The purchase of old houses can be controversial.

Chen Rongjun, director of Dongyang Relic Protection Office, says that although it is legitimate to buy these houses not categorized as “relics under protection”, the houses, which are one of the few legacies of the local culture, become “dead” once they leave their original locations.

According to the local government, only 207 homes in the area are categorized as “relics under protection”, leaving 1,560 houses labeled as just “relics”, for not meeting one or another of the protection category standards.

“Homes with historical value are disappearing fast. More villagers are willing to exchange their homes for money to build new villas, and we are not there to stop them,” Chen says. But Zhang, the middleman, is defensive. “We are far more professional than the owners while dealing with these houses, which are usually in a seriously dilapidated state when they come to us,” he says.

“It’s true we are making money from them but not by tearing them down,” he adds. “Rather, we are restoring them to their former glory, which is definitely better than letting them suffer further wear and tear.”

The Chinese have always prized hardwoods for their dense grain, durability and rich color. But with Beijing being located in the north of China, one must wonder where all those tropical hardwoods being made into classical Chinese furniture today come from? Well, in most cases the answer is the Dong Ba Timber Market or “Dōngbà mùcái Shìchǎng” (东坝 木材 市场) in Chinese.
Located just on the outskirts of Beijing (outside the 4th ring road on Dong Wei Road), Dong Ba is a large clustering of timber merchants, wood merchants and hard wood suppliers selling lumber and logs reclaimed wood to the nearby furniture and decorating industry. Obviously this is not a place for the “retail buyer” and for those outside of the furniture industry a visit would be boring a best. But for the carpenter, furniture designer or anyone else interested in digging down deep into the depths of the classical furniture industry in China, Dong Ba makes for a fascinating few hours.

There is a staggering number of imported hardwoods for sale here, ranging from sandalwood to rosewood to ebony, brought in from far reaching places across the globe including Brazil, Laos, Vietnam and West Africa.

This enormous solid wood console (over two meters) which probably dates back to the Ming Dynasty, originally made its home in a temple in Shanxi province before being stumbled upon by us in the far off, dusty dirty corners of the antiques trade. Known in Chinese as a “Gong An,” or roughly a”temple table” the name alludes to its former use and one can’t help but imagine monks keeping quarters with this table. Modestly estimated to be approximately 300 years old, there are several clues to look that allude to its age starting with the wood below the hardware worn to the bone from endless contact over the years.

Note: All images are clickable.

A common feature on many genuine antiques is defacement from the cultural revolution or “Wénhuà Dà Gémìng,” a period of great political and social turmoil in China’s recent history. From roughly 1966 to 1976 Mao Zedong launched a massive campaign to destroy the “four olds”, namely old ideas, old culture, old customs, and old habits. During this time, Red Guards burned antique books, ransacked architecture, shattered old porcelain and destroyed or defaced carvings and even whole pieces of furniture. On the table below, the faces have been rudely hacked away.

The “chao tou” or wing-like swooping edges of the table are carved from a single large log with no visual seams or joints; a practice rarely used in contemporary times.

A second clue to its age and origin is the thin layer or coarse horse hair mesh, between the wood and the lacquer. Not quite refined enough to be considered fabric, this rough layer of hair allows the wood below some freedom to expand and contract according the climate and humidity without cracking the lacquer above.

// ]]>BEIJING — The destruction of this 800-year-old city usually proceeds as follows: the Chinese character for “demolish” mysteriously appears on the front of an old building, the residents wage a fruitless battle to save their homes, and quicker than you can say “Celebrate the New Beijing,” a wrecking crew arrives, often accompanied by the police, to pulverize the brick-and-timber structure.

But before another chunk of ancient Beijing disappears entirely, a hospice administrator named Li Songtang can often be found poking around the rubble, looking for remnants that honor what was among the world’s best-preserved metropolises until a merciless wave of redevelopment gained the upper hand.

Since the 1970s, when Mao inspired his Red Guards to pummel every “reactionary” Confucius temple and Ming Dynasty statue they could find, Mr. Li has been salvaging architectural remnants and stowing them away, sometimes at considerable risk.

Manchu hitching posts. Ornate wooden doorways. A giant granite horse that graced an emperor’s palace. These and thousands of other objects fill Mr. Li’s warehouse and spill across the grounds of the hospice he runs in Beijing’s eastern suburbs.

Every item has a tale. That Song Dynasty lintel etched with a frenzy of folk scenes? Pulled from a pig sty. The lacquered screen that tells the history of a clan of scholars? Fished from the burn pile.

The most historically significant items are displayed in his private museum, where every Sunday he can be found leading tours and exhorting people to cherish the old before it is too late. “For 50 years I’ve been watching the destruction of this magnificent city,” he’ll say in admonishment. “We’ve been treating history like garbage.”

It is difficult to overstate how much of China’s old imperial capital has disappeared in recent years. When the Communists took power in 1949, they inherited a city marbled with 7,000 alleyways, or hutong, a Mongol word that referred to the space between tents. In Old Beijing, hutong were the capillaries that fed the walled compounds where most people lived.

Even if the Communists forced aristocratic families to share their courtyard homes with scores of working-class families, the structures, and their stone-and-wood artistry, remained largely intact. Monument-building and road-widening claimed swaths of the old city in the 1950s and ’60s, and more damage was done during the Cultural Revolution, but the pace surged in the 1990s, when China’s embrace of market economics fueled a redevelopment juggernaut.

In the years leading up to the Beijing Olympics in August, the destruction took on a manic pace. According to UNESCO, more than 88 percent of the city’s old residential quarters are gone, including many government-designated heritage zones whose protections existed only on paper. Today, just 1,300 hutong remain, and many more neighborhoods, like the colorful Qianmen district just south of Tiananmen Square, are scheduled for renewal.

Michael Meyer, who documents Qianmen’s hutong life in his book “The Last Days of Old Beijing,” says most residents are not terribly nostalgic about the old city. For them, a freshly painted facsimile of a 500-year-old Buddhist temple is just fine.

“Imagine waking up one morning and discovering that Chelsea, then Greenwich Village, have been replaced by malls,” he said. “Those who are trying to preserve a bit of the city’s legacy are increasingly isolated and powerless.”

One of Mr. Li’s earliest childhood memories is of the destruction of his family’s courtyard house. Later, during the Cultural Revolution, he watched neighbors burn their own books and smash heirlooms. “People were so afraid that the Red Guards would find antiques in their home, they would toss them into the river at night so no one would see,” said Mr. Li, who came from a family of doctors and teachers.

Like many from the educated classes, Mr. Li was ridiculed, beaten by classmates and then sent to the countryside, where he toiled alongside farmers for nine years. After returning to the city, he devoted himself to rescuing whatever scraps of history he could find. His efforts have sometimes attracted the attention of officials, who have accused him of stealing and obliquely criticizing government policies.

He acknowledges he never paid for anything, although he might give demolition workers a few dollars to cart away a heavy object. “I came to realize that so much of Beijing was destroyed because no one was willing to pay these men for overtime” to haul away relics, he said, half-jokingly.

Mr. Li’s struggle to open his Songtangzhai Museum is a tortured tale that involved five years of kowtowing, cajoling and a “gift” of 148 prized items to the Culture Ministry. The $4.50 entrance fee to his museum, which occupies an 18th-century house, does not cover the cost of operations, so Mr. Li subsidizes it from his own pocket. He says he has never sold any artifacts.

“I have 1,000 stories that I can never tell,” he said conspiratorially, and then offered a few choice words to describe those who blocked his way — and those who have promoted the demise of Old Beijing. But then he corrected himself. “The Communist Party has improved Beijing immeasurably,” he said with a taut smile. “They are doing a wonderful job.”

This past weekend, ACF China and The Hutong organized a field trip for local expats here in Beijing to visit an genuine outdoor wholesale antique market, where peasants from the countryside bring un-restored antique furniture and other curios to sell to wholesalers, collectors and restorers. The trip proved a success, allowing attendees a fascinating peek directly into the hidden corners of the antiques industry. A bit dusty, a bit dirty, and situated on the far outskirts of Beijing, this market exists solely through word of mouth and is not found on any map or guidebook. Chris Buckley, owner of Torana Carpets and author of the book “Tibetan Furniture” accompanied us on our excursion and his own post about our tip on his RugDogBlog sums up our trip much better then I can:

“In years gone by furniture vendors from the countryside came right into the city to sell their furniture, but these days with increasing ground rents and lack of space in the city the trade is conducted much further out from the city, in this case about 45 minutes drive from Guo Mao. This spot is strictly a wholesale market, with unrestored items piled high in the warehouses of individual sellers from different parts of China.

In a couple of hours we were only able to scratch the surface of what is a very large market. We visited several vendors from north China (Shanxi and Inner Mongolia), though apparently there are sellers at the market from most regions. It’s been a long time since I have looked at wholesale furniture like this (the last time I looked at it seriously was back in the mid-90s) and it was reassuring to see that there is still old furniture out there! Vendors are now going a lot further afield for their old furniture than in the ’90s and many are bringing in furniture from the border regions versus the central China styles that were more common in previous years. “

ACF China and the The Hutong will be co-organizing a field trip this Saturday morning to visit a outdoor wholesale market where peasants from the countryside bring antique furniture to sell to wholesalers, specialists and restorers. This is an extremely rare opportunity to see where antique furniture comes from and what it looks like in its original un-restored form. 100% wholesale only, this market exists only through word of mouth and cannot be found in any guidebook or map. ACF’s Roger Schwendeman will be accompanying the group as a specialists and guide as well as to answer questions about styles, origins and history.

Estimated time (including travel) will be approximately 2.5 hours total (including 20 minutes each direction of travel time). The group will meet in front of the China World Trade Center (in front of Starbucks across from HSBC) at 10 AM sharp.

Space is limited for this trip and we can accommodate up to ten people only which means you MUST pre-register. Cost will include transportation. Please wear comfortable clothing which can get dirty as this market is extremely dusty.

Over the years, having spent a fair amount of time in and out of Hong Kong, it suddenly dawned on me that (up until now), this famous Hong Kong antiques street in Central, has yet to be mentioned here. Adding insult to injury, is that fact that for many years, upon my arrival in Hong Kong, I would make a beeline for this street – usually within the first day or so. For those unfamiliar with Hollywood Road (easily reached via the Central-Mid-levels escalator), this long, narrow winding street initially gained its reputation as an antiques market over a hundred or so years prior, when sailors and traders began to sell antiques and artifacts here which were collected during trips into the mainland China. Today, Hollywood Road (and the streets branching off from it) is littered with small galleries, boutiques and shops selling trinkets, antiques, Chinese reproduction furniture and even contemporary Chinese art. Its even reputed to be a gateway for smuggled antiquities from China. Though these days, I frequent the street less and less, I still find myself drawn to it from time to time, if only just to appreciate the wide variety of items on display here, often in very attractive surroundings.

Many of the shops here seem focused on porcelain, pottery and terra cotta – with furniture coming in a close second in the remaining boutiques. Finally, a few smaller nooks and crannies deal in the range of tourist trinkets from calligraphy brushes to Maoist memorabilia, to imitation jade figurines. Thick lacquers, glossy finishes and a distinctly southern Chinese red, black and gold themes are everywhere. Table lamps made from deep sea green ceramics are if anything both stylish and contemporary. Shop owners are a mix of feigned politeness to genuinely interesting to locals who seemed to pride themselves on rudeness. Surprisingly often the most interesting and pleasant conversations can be had not with shop owners but basic employees who, free from the pressure of having to “make a sale” chat freely about what little they may or may not know about the item and or its history.

A bit of ancient, a bit of old, and plenty of “just made yesterday.”

As is throughout much of this industry, “old” is a term used freely, and taken with a grain of salt, this may mean anything from “just made yesterday” to hundreds of years old. Some are forthright, though unfortunately, some sellers can be downright unscrupulous. When asked “how to tell if its old or not” one seller of “authentic Tibetan antiques” smiled and gave me the following response:

“If you study these things and understand the product and the industry you will know just by looking at the piece. But if not, then you really need to just trust me on this. See if the piece “speaks to you or not” and go with what your true feelings tell you.

Uh huh…

Now this is starting to sound all too familiar. There were some pieces in the shop that were indeed antique, but having sold the same reproduction Tibetan sideboard many times over right down to the same coloration and motif, this piece was definately talking to me and it was screaming “bullsh*t!” Nevertheless, this line must work for them, as a two 40ish western women were in the process of deciding which cabinet they would purchase for their home (at a mere bargain price of 80,000 Hong Kong dollars!!!). If it were me, I would definitely do a bit of reading first before I plunked down my eighty thousand… And that’s not to say that every shop on the street is this way. But be aware – there will always be some with loose ethics.

This might also explain why some sellers become visibly nervous the moment I start inspecting undersides, opening doors and rubbing my hands over edges and joinery. One shop keeper immediately asked me if I was from “such and such society in London!” From this, I have learned that if I want to pose as a tourist, I better act like one!

No photos allowed.

This probably also explains the no photos rule, and the majority of the shops will meltdown when they see a camera, (and the blurry photographs I was discretely taking). Presumably this is to prevent designs being copied or (with good reason) people like myself from posting such photos on their websites. Yet, this always leads me to wonder – what is there to hide and in my own travels I tend to find that a supplier who will not allow a genuine potential customer to snap a photo makes me a bit uneasy and often alludes to things to come. Most of the designs are not original, so whats to protect? When buying or even considering a buy its easy to forget an item in the sea of offerings and when I am back, a snapshot will often remind this was an item I was interested in. I often find that I purchase more of the items I was able to take a quick photo of and forget about the rest.

Trusted sources for the trusted sources.

Applying my new found skills as a faux tourist, I wandered into a larger and very expensive looking shop a few doors down. Stocked to the gills in Chinese ancestor paintings, porcelain and tri-color horses, I perused through the shop for a bit, before eventually speaking with a very pleasant and polite looking Caucasian woman who the staff prior informed me was the boss. Clearly confused as to what I might want to inquire, she seemed focused primarily on getting rid of me as fast and as politely as possible. This I found perplexing, having waited a good half hour to speak with her while she ideally chatted with an, “older then me banker type” gentleman and his wife. Clearly my tourist apparel just did not allude to deep pockets. When asked if they ever “purchase” rather then just “sell,” her brisk and emphatic response was “from trusted sources only.” She did pause to reflect that even they have had trouble with fakes. Glancing at her watch to allude to closing time, she happily wisk’ed myself and my traveling companion out the door, lest my shorts and T-shirt damage their shops image.

Scratching the surface (barely)

One thing that has always both been a great advantage and also annoyed me a bit about Hong Kong is its close proximity to China. With such intertwined cultures, the border a mere 45 minutes north and ad campaigns touting Hong Kong as the gateway to China, one would assume these sellers would be buying right at the source making deep excursions into the heartland of China to build guanxi, drink Baijiu (Chinese white wine) and collect direct from the peasants themselves. Ultimately one would assume they are intimately familiar with all aspects of finding and restoring Chinese antiques.

Unfortunately (with only a few exceptions), I realized this is not the case. Quite a surprise! Many sellers simply cross the border to buy from the factories in Zhuhai and Zhongshan, who in turn may even buy their un-restored product up north. Stories of buying trips and other exotic adventures may be just a mere myth. In many ways, these seller are no more closer to the source then a trip yourself to Zhongshan. And yet Zhongshan is not much of a source anymore either – many of the southern suppliers I spoke with here, head to our area for their antique items. This also explains the myriad of surface level observation Chinese antique furniture books written by hong kong tai tais (or houswife). While great reference guides for anyone wanting to know a bit of basic information about Chinese furniture (Kudos to them – I personally own many of them), most seem to follow the coffee table book template of glossy photos but slim on good information that has already been written elsewhere many times over.

High Priced/Low priced

While Hong Kong real-estate is constantly sold or rented at a premium (I can’t image the exorbitant rent one must pay to maintain a shop on Hollywood road) and I do sympathize with shop owners on this regard, its sometimes hard not to walk away with the impression that what’s on offer is prestige, bragging rights and a dash of snootiness for good measure. All in all it seemed most were not in it for a passion for the product. Reputation, advertising and exorbitantly high rents seem to be the primary factors in setting the prices. Nothing wrong with this – but definately not my cup of tea. But again – not to say all are like this, and some people are spoke with were both pleasant and genuine.

A Frog in the supply chain

A few years back, a US customer happened upon some small ceramic frogs at a market and thought it would be a good item to have a large quantity of them made up in a rich pine green glaze presumably to be sold as garden ornaments. Since this size was previously was non-existent it had to hand made in a village in Henan. Imagine my surprise when I stumbled upon the extras guarding the gates of a shop on Hollywood road. Asking price? A cool 6000 Hong Kong Dollars.

The last word

Despite my complaints and despite my “insiders perspective,” Hollywood road is still well worth a visit. From the art galleries to the design oriented Chinese style decor stores to the few reputable (abeit pricey) galleries, its a really neat place to see a lot of things at once and to take in some history.

If one does decide to buy on Hollywood road, know what you are paying for before you pay for it. Especially in the case where there is a chance the item may be a reproduction and were a lot of money is involved. And trust your instincts. Friendly does not necessarily mean knowledgeable. Also be wary of anyone who tells you to “go with your feeling” without explaining just how to “develop that feeling.” (Actually, if you live in Hong Kong, then you will already know to skip Hollywood road and head over to Horizon plaza at Ap Lei Chau.)

If you look like you have lots of money, locate the boss and have a good chat. Chances are they will most likely spend as much time as possible chatting with you in hopes you will part with some of that cash and they may even share some real knowledge along the way. If you don’t look like a rich man, then skip the boss and talk with the employees which you may find to be much more interesting.
